Transforming the single-fronted Victorian home on Richmond Terrace into a modern marvel was no easy feat. With the property sitting on a sloping block and a heritage overlay in place, we faced the extra challenge of preserving its historical charm while addressing significant structural issues. The 150-year-old home suffered from poor footings, leaning brick walls caused by sunken foundations and nearby trees, and rising damp due to old stormwater leaks. Adding to the challenge, a subpar 1990s renovation had left the home non-compliant with building codes.

The location added further to the complexity. Access was limited to a shared laneway, demanding careful coordination with the neighbouring medical clinic and apartment complex. Parking was restricted, and tight street access prevented large truck deliveries.

To tackle these issues, we carefully planned every step. Our team of engineers and designers assessed the site conditions thoroughly before finalising plans. We used materials that required minimal labour to install, avoiding disruption in the laneway, and conducted extensive site investigations to address footing and drainage problems before construction began. Communication with neighbours ensured smooth coordination of crucial construction milestones.

The result was a stunning renovation that exceeded expectations. A striking skylight illuminates the stairwell, while high-quality materials like Grey Tundra stone, 100% New Zealand wool carpet, and engineered timber flooring enhance the home’s elegance.
